I have lived here with my wife and kids for about 2 years now and have had nothing but a great experience the entire time. The Staff is amazing and have always been there to help whenever it was needed. From what I have seen, Pam is the glue that holds the staff together and makes sure the rest of the staff is exceeding expectations at this property and ensureing it is kept the highest level she can account for. The staff is always welcoming and makes my family feel welcomed when we got into the office and not like its a problem. There was a time when maintaince had to shut off our power for a few hours to do some work and with my wife working from home and taken care of our young kids they allowed my wife to work in the club house area on her lap top and let my kids also watch cartoons while the issue was being resolved. Paris even took a few moments out of her day to talk with my kids and entain them while they waited to be able to go back in our unit. We have a very large tree in front of our builiding and the tree branch will over grow and be in the way of stairs makeing it difficult to get up the stairs, anytime I have mentioned this to Pam she ensures the landscapers trim it the next time they are here. As long as Pam is here, I will refer people to this property as I know she will make sure they are taken care of.

As any where you go there is pros and cons. After being here for a year, we have had nothing but a wonderful experience being here. Pam, Paris, and Mike are amazing and VERY helpful. They have worked with us on plenty occasions when we needed assistance on anything regarding our unit. They always give an appropriate time of notice when there is work needed to be done. They are always nice and welcoming when you enter the office. There is usually some type of community event put on for the holiday's to get the tenants together and/or the kids to have a good time. We appreciate their hospitality and the time they take out of their day to help.

I love this place! I lived here before and now I’m back! Super excited to be back. I was excited to have Pam as a leasing manager again, she’s so sweet and helpful! My wife and I have lived at Avia 266 for 5+ years now and we are moving to Colorado now. I have nothing but great things to say about Avia 266 and the front office team. Pam is amazing and has always been fantastic! Pam knows pretty much everyone in the complex and always has a smile and a wave if she sees you. Perris is also incredibly friendly and helpful! They've worked hard at helping create a community at Avia 266; they create events for the complex and go above & beyond at creating a welcoming community. This is the most welcomed and connected I've felt at an apartment complex ever. Even when our AC went out, Pam was on it and the maintenance team (also an A+ team) quickly helped us get a temporary AC fix in while they worked on getting a new AC unit for us. No complaints at all from me, everybody was incredibly helpful and quick at resolving this. We're sad to leave Avia 266 as we are moving out of state, but I would highly recommend Avia 266 to anyone!

I first came here 8 months ago to get a tour by Marissa then a few days later I moved in I love it here the staff is wonderful miss paris and miss Pamela are the best property management I've dealt with in years anytime I have a problem or any issue they always take care of it and reach out afterwards to see if it was resolved I've been having seizures and they always check in on me it's more than a apartment staff feels more like family how they always have your back, Andd the maintenance man Bradley is great too water was cold one time he went out of his way to go check and resolve the issue this is a good place for anybody trying to move to the Tempe mesa location bet you won't find nothing than avia 266 free parking trash pick up 24/7 gym dog park 2 pools and a big community grill/play area can't wait to renew my lease -kentrell

In the last few months that Pam has taken over as Manager, the place to live is here at Avia. She has really cleaned up the property like planted flowers, she holds tenant activities every month and makes sure we are informed. I have lived here now for 2 years and I love it. This place is perfect. The location is by two major freeways and you have a park just down the street and three grocery stores. My mom loves it here because it's right by her doctor and she goes to adult day care. The girls in the office is really sweet I love how they decorate the office during the holidays. Plus we have a dog park just around the corner from our apartment. The neighbors are really nice too. This place is really nice and safe which is important. And if you have a problem Pam will try to help you. I will be staying here for a while. Love this place

Avia 266 was such an amazing place to live, and not only for the housing, the people at Avia 266 are always so welcoming and nice. Even everyone in the office was always so helpful!! I got the opportunity to work alot with Marisa pineira and she was so amazing in every way. She was able to help anytime I needed it and I’m very grateful they have someone like her there to assist me when I had questions or concerns! She even passed out the cutest gift bag last time I was in there! Always looked forward to stopping into the office to talk with them all!

We love these apartments. We’ve lived here for around half a year now and have had 0 issues. Management is great, especially Pam who is absolutely amazing, so kind and understanding and does such a good job at keeping things clean and safe. We’ve only had to call maintenance once but they were quick to respond and fixed our issue no problem. Pam does a great job communicating with the complex so everyone is always up to date. Just a wonderful place to live.

My family lived here for 2 years. Never had any major problems, maintenance almost always came in a timely manner if something needed fixed. For a decent apartment, their pricing is on the cheaper side when comparing to other complexes. I do wish they wouldn't raise and lower rent prices based on the rental market, but that's what most complexes do. I regularly walked the neighborhood with my baby and almost always felt safe. We also never had any major pest issues.

The walls are thin, and you can sometimes hear loud neighbors. The venting system is not good, the bedrooms run hot. And the appliances are strictly okay. Overall, I think it is a decent place and a nice neighborhood to live at, especially due to its proximity to ASU. The orbit station which is right next to the apartment is an added bonus!

Been living here for a few months; it’s nice. Better than the last place I was at. Location is good. The buildings are clean, with no major pest problems (that I’ve seen (yet). There aren’t any ceiling lights/fans in the living room or the bedroom (a bit inconvenient). On the bright side, the office people are friendly, the maintenance people are awesome and the pantry space in the kitchen is the best I’ve ever had. (Speaking for the 1 bedroom unit (called Aileron).

I was looking for an apartment during the coronavirus pandemic and every where I went their front office was closed. I was driving around when I seen these apartments and I thought Id have a look, I was glad to see their front office was open, and that there was a friendly staff member ready to give me a tour. The application process went really smooth, Within just a few days I got approved to move in my new apartment. Since iv been a resident here at avia 266 Iv had no problem with anyone/thing. All my appliances work well and I'm beyond happy with my move in experience.

I have lived here for almost two years. I know this residence recently got bought out, from GreyStar to Apartment Management Consultants? Why they got sold, idk, I was told by friends and family that this is very common in apartments so I didn’t think anything of it. I personally do not have much contact with the office, but I am a single female, so what I can’t fix myself or conning a coworker into fixing, I’ll call maintenance. Maintenance was really just okay with GreyStar, but the new company is on top of this stuff. They always show up the next day, they work with me if necessary, it’s been pretty nice. Well see how the new owners handle preexisting issues that the prior owners refused to fix, I hope it goes well!

Do not listen to these 1 Star Reviews. Most of these are nit picking. I have lived at avia for roughly 9 months and my experience has been mostly positive. Water shut offs do happen but the office is careful to choose times that affect the least amount of people. I haven’t seen a single insect or arachnid in my apartment for the entire nine months I’ve lived here and the area(including dog park) is kept clean by the excelled landscaping and maintenance team. Whenever I deal with the office they are always punctual and kind and do their best to resolve my issue. The community is quiet and I have yet to even hear a peep out of my neighbors. I haven’t seen homeless people wandering. My only complaints(and the reason for the 4 stars is the air conditioning tends to stuggle to cool my bedroom, mainly cooling the main living area. Minor inconvenience, but still annoying. Also, the lack of assigned parking. I can’t speak about the move out experience, as I’ve yet to move out, so the rumors regarding fees and charges may be true. I’ve had a amazing comfortable experience here. If you aren’t triggered by every tiny thing, this is a great location close to shopping and ASU Campus.

This was my first apartment and at first I didn't even know what I was in for but I was accompanied by a guy name Jack who works in the front office and he made it supper easy and was really helpful in every step of the way. Him and his assistant help me with any and every little problem or questions I had. I also came right in the mid process of them upgraded some of the apartments to a simple more pleasing modern style which I went with and made me even more excited when I moved in, an really happy about.. I thank them a lot and even got friends looking to join the community after seeing my place and what I pay for it.. I got to say Avia266 is a good choice....

Our AC went out around 2 or 3am on the hottest day of the year (122 degrees) I woke up around 530 when I realized how warm it was. I contacted maintenance around 6, and by 8 my AC was blowing cold again. It took 5 minutes to get a call back, and within 15-20 minutes they were at my door fixing the problem. I've lived in far more expensive communities that had me sweating it out for almost 48 hours. Also, there is parking EVERYWHERE here. Definitely didn't have that luxury at the other places I've lived. Thank you again.

The apartments are really nice, clean and very modern. They have all new things with updated furnishings. I love the color and lighting in the new renovated apartments. The carpets are so nice and the kitchen is very spacey with lots of storage space. Besides the apartment itself, the management office is very friendly and kind. They are very helpful and provide you with all the services that you need. Recently I had some problem with my patio and the office people acted quick and scheduled a work order for completely redoing my patio eventhough it costs them like 4k dollars. I had this other situation with Cox cabling and they could provide me all help to get the Cox cabling done as fast as possible. I greatly appreciate the help from Avia 266 Manager - Megan, and the Avia 266 Assistant managers - Christine and Ashley. All of them are always there to help out in any kind of situation. I love living here at the Avia 266 apartment community, with great pools, nice fitness room, Tennis courts and Basketball courts to play. They are adding Washer and Dryer to all their apartments for free for their residents. I am so happy I chose this place. I would definitely recommend this place to my friends.
